The Government has published the Fairer Private Rented Sector White Paper, which aims to create a fairer private rented sector in England. It is designed to give tenants stronger powers to challenge poor practice and unjustified rent increases. The centrepiece of the white paper is the outlawing of section 21 “no-fault” evictions – currently the biggest single cause of homelessness in England. It will be made illegal for landlords or agents to place blanket bans on renting to families with children or those in receipt of benefits. The white paper also says the decent homes living standard will be extended to the private sector, meaning homes must be free from serious health and safety hazards, and landlords must keep properties in a good state of repair so renters have clean, appropriate and useable facilities.
